The design professional indicates on Sheet: 3; that the proposed addition includes a full Kitchen which appears to create an accessory dwelling unit. This parcel is located within PD76-0166 zoning district and accessory dwelling units are prohibited per the Land Development Code, Section 2.02.02. - Allowable Uses In Zoning Districts. NOTE: This living addition attached to the garage MUST have internal access THROUGH CONDITIONED SPACE into the inside of the main dwelling to be utilized for living space. Comment Building Plan Review Denied by John Greenland on 05/01/2019 for code compliance. REVISE & RESUBMIT with the following information added to the plans either with details or notes: 1. No information has been provided on connection of new addition to existing building at roof/ wall intersection. Per 903.2 Flashing, "Flashings shall be used to seal roofing systems, where the system is interrupted or terminated and shall be installed in a manner that prevents moisture from entering the wall and roof through joints in copings, through moisture permeable materials and at intersections with parapet walls and other penetrations through the roof plane. Provide detail of flashing as required. 2. Project Documents illustrate existing garage and smoke detectors have been notated in addition; however no Carbon Monoxide Detection has been provided. Provide Carbon Monoxide alarms per R315. File has been routed to RGB Denied Drawer/ File. Revised plans required, all revisions shall be clearly indicated by clouds and a response letter from the person responsible for the design indicating how plan review comments have been addressed shall be submitted with revised drawings. The revised structural drawing is of insufficient detail to demonstrate how the new living addition is accessed THROUGH CONDITIONED SPACE into the inside of the existing dwelling. Please revise the structural drawings to clearly indicate how the proposed lateral addition will have INTERNAL access THROUGH CONDITIONED SPACE into the inside of the existing dwelling. Additionally, it appears that when the project was redesigned to eliminate the accessory dwelling unit the inside of the existing dwelling is being remodeled. This renovation/remodel to the inside of the existing dwelling will require the applicant to demonstrate this scope of work.
