Comment Graphics Zoning and Flood Conformance Review: On hold. Please verify the datum to which the elevations provided on the site plan are referenced. The elevations on the site plan are referenced to NAVD88, whereas the elevations on the approved lot grading plan are referenced to NGVD29. This means that the house will exceed the required finished floor elevation by approximate eleven inches. As the foundation type is stemwall this will be acceptable provided the applicant acknowledges that this is the intent. Comment The BUILDING PLANS have been denied by Bill Ondulich (Contract Employee) for code compliance on 03/06/2017. Please email Bill Ondulich if you have any questions. e: ondulichw@hillsboroughcounty.org. Please cloud all changes to the plans and provide a written narrative to accompany the resubmittal. The following comment(s) must be addressed for plan approval: 1- Please provide attic ventilation calculations on plans. The calculations must include: total square feet of attic area, total ventilation required, and total ventilation provided (area per unit length of ridge vent or per unit for off ridge vents), in accordance with Section R806 of the FBC 5th Edition (2014) - Residential. The calculations shall state what method is being used (1/150 or 1/300). If 1/300 method, ridge/off ridge vents shall be shown on the plans. 2- Please provide on plans the Florida Product Approval listing for all proposed exterior components and materials. (i.e.: windows, doors, garage doors, shutters, soffits, ridge/off ridge vents, veneer/siding, concrete lintels, wood connectors, roofing (Tile and underlayment), etc., as required by Florida Statutes 553.842. 3- Provide a complete detail for the curved stair section.
